The General Contractor is the single point of responsibility for delivering a construction project. Responsibilities: hire and manage subcontractors, procure materials, coordinate schedule across all trades, manage budget and change orders, ensure building code compliance, pull building permits, coordinate inspections, maintain jobsite safety, provide insurance (GL, WC, builders risk). Licensing: most states require a contractor license with experience requirements (typically 4+ years) and exam. Some states (Texas) have no statewide license but cities may require registration. Bonding: surety bonds often required for public work. Markup: typical GC fee is 10-20% over cost of work for overhead and profit. Project types: residential remodel/custom home through commercial/institutional. Key certifications: OSHA 30, LEED AP, CPR/First Aid.
