R-2 (Multi-Family Residential): medium-to-high density residential. Typical permitted uses: single-family, duplex, triplex, fourplex, townhouses, apartment buildings, condominiums. Conditional: group homes, assisted living, home daycare, home occupation. Dimensional: height 40-65 ft (3-5 stories), setback 10-25 ft front, 5-15 ft side, 15-25 ft rear. Density: 20-40 units/acre (varies widely by city). FAR: 1.0-3.0. Parking: 1-2 spaces/unit (reduced near transit), guest 0.25/unit. Open space: 100-400 sf/unit. Amenities: laundry, trash, mailbox, accessible route. Design review may apply (facade variety, articulation, landscaping). Many cities now allow R-2 by-right in formerly R-1 zones (SB 9 in California, Minneapolis 2040, Oregon HB 2001).
