Accessible and Type A/B dwelling units required in R-1, R-2, R-3, R-4, and I-1 occupancies. Hotels: 5% hearing impaired + calculated mobility accessible. Apartments: Type A and Type B units per ICC A117.1.

Accessibility requirements for dwelling and sleeping units. R-1 (transient — hotels): Communication features (hearing impaired) in 5% minimum. Mobility accessible per Table 1107.6.1.1: 5 rooms = 1 accessible, 26-50 = 4 accessible, 101-150 = 7, 301-400 = 11, 501-1000 = 2% of total. R-2 (apartments): Type A units per ICC A117.1 where required by local amendment. Type B units: all ground floor units and all units on floors served by elevator. Type B requires: accessible route into and through the unit, accessible switches/outlets, reinforced bathroom walls for future grab bars, usable kitchen and bathroom clearances. These requirements significantly affect unit layout and construction cost — budget $2,000-$5,000 per accessible unit above standard.
