Crawlspaces must be a minimum 18 inches from the ground to the underside of band boards (typically 1-2 feet of clearance). Ventilation must be provided with operable vents permitting air circulation to prevent moisture accumulation. Vapor barriers covering soil reduce moisture entry. Floor insulation above crawlspaces must include air gaps permitting ventilation unless a vapor barrier is installed. Mechanical systems and electrical systems must be accessible and protected from water. Sump pits collect water and can be pumped out manually or with automatic pumps.
