Sequence: Roof Deck → Underlayment → Flashing → Field Roofing → Ridge/Hip

Updated Mar 25, 2026
Complete roofing installation sequence from structural deck to finished weatherproof surface.

Phase 1 — DECK: Sheathing installed and inspected per structural plan. Plywood/OSB: H-clips at unsupported edges, 1/8 in gaps at panel edges. Verify flatness and nail pattern. Phase 2 — DRIP EDGE: Install at eaves first (under underlayment), at rakes last (over underlayment). Phase 3 — UNDERLAYMENT: Ice & water shield at eaves (min 24 in past interior wall line), valleys, around penetrations. Synthetic underlayment or #30 felt on remaining areas. Horizontal laps 4 in, vertical laps 6 in. Phase 4 — FLASHING: Step flashing at walls (4×5 in min, interweave with courses), valley (W-metal or woven), pipe boots, vent caps, skylight curbs. Counter-flashing into masonry reglets or under siding. Phase 5 — FIELD ROOFING: Start from eave, work up. Stagger courses. Follow manufacturer exposure/overlap. Phase 6 — RIDGE/HIP: Cap shingles or ridge vent with cap. Ridge vent: cut deck 1 in each side of ridge, install vent, cap over. HOLD POINT: pre-roofing inspection (deck, underlayment).

🔗 Sequence
Foundation → Framing Sequence (Hold Point: Foundation Inspection)
Framing cannot begin until foundation inspection passes. Concrete must achieve minimum 75% design strength before loading. Foundation inspection is a hard hold point in every jurisdiction.
🔗 Sequence
Rough MEP → Insulation Sequence (Hold Point: Rough-In Inspection)
Insulation and drywall cannot begin until rough mechanical, electrical, and plumbing inspections pass. All three trades must complete rough-in and be inspected before walls can be closed.
🔗 Sequence
Drywall → Paint/Finishes Sequence
After drywall hung and taped: prime, texture, paint. Flooring after paint (or protect if before). Cabinets after drywall, before countertops. Trim/millwork after paint. Final clean before CO inspection.
