IBC Section 1107 — Accessible Unit and Dwelling Unit Elements

Requires accessible common use elements within individual residential units.

Section 1107 specifies that primary entries and common use areas within accessible dwelling units must be accessible. Hallways must be minimum 36 inches wide. Kitchen counters and appliances must be accessible with counter height variations (30-36 inches) and adequate clear floor space. Bathrooms must have grab bars and accessible toilets. Living areas must have accessible paths free of steps or obstacles. Bedroom entries must accommodate wheelchairs with appropriate door width and approach space.
