Allowable building heights and areas based on occupancy classification and construction type, with increases for sprinklers, frontage, and other factors.

Section 504: Building height — Table 504.3 provides maximum height in feet by occupancy and construction type. Type IA: unlimited for B, F, M, S. Type IIA: 65-85 ft depending on occupancy. Section 506: Allowable area — Table 506.2 provides maximum area per story by occupancy and type. Unlimited area: 1-story sprinklered buildings of Type IIB or higher with 60 ft frontage and fire-department access. Section 504.2: Automatic sprinkler increase — add 20 ft to allowable height for NFPA 13 systems. Section 506.3: Frontage increase — percentage increase based on frontage on public way or open space >20 ft wide. Section 507: Unlimited area buildings — 1-story, sprinklered, 60 ft access. Section 510: Special provisions — podium buildings (Type IA 1st story + lesser above), horizontal/vertical building separations.

Two exits or exit access doorways required from any space where occupant load exceeds the table values. Spaces with occupant load exceeding 500 require a minimum of 3 exits. Spaces exceeding 1,000 require 4 exits.

Maximum travel distance from any point in a building to an exit shall not exceed 200 feet unsprinklered or 250 feet sprinklered for most occupancies. Specific occupancies have modified limits.
