Site preparation sequence from clearing through foundation construction.

Phase 1 — CLEAR: Remove vegetation, trees, structures per plan. Erosion/sediment controls (silt fence, inlet protection) BEFORE disturbance per NPDES/SWPPP. Tree protection fencing for preserved trees. Phase 2 — STRIP/STOCKPILE: Remove topsoil (typically 6-12 in), stockpile for re-use. Phase 3 — ROUGH GRADE: Cut/fill to subgrade elevation. Compact fill in 8-12 in lifts to 95% Standard Proctor (ASTM D698). Proof roll with loaded truck. Geotechnical testing: density tests per plan (nuclear gauge or sand cone). Phase 4 — UTILITIES: Install underground water, sewer, storm, gas, electric, telecom. Trench safety per OSHA Subpart P. Bedding material, compaction around pipes. Pressure test water. Video inspect sewer. HOLD POINT: utility inspection. Phase 5 — FOUNDATION: Excavate to bearing elevation. Verify soil bearing capacity (may require geotech). Forms, rebar, anchor bolts per structural plan. HOLD POINT: footing inspection (before pour). Pour footings. Cure. Foundation walls. Waterproof. Drainage system. Backfill after walls cured + braced/loaded. HOLD POINT: foundation inspection.
